Information before you request

How stays at the home and car rentals work, from your first request to arrival. Anything marked “Set by the owner” is decided by Nelson & Associates and given to you in writing before you pay.

The team provides the terms for your specific request before you agree to a booking or payment.

Requests, quotes and bookings

  • A request is not a booking. Sending dates, a room preference or a car preference does not reserve the home, a room, a car or event admission, and no hold is created.
  • The team confirms availability, the total price and the written terms before any booking or payment. A booking is confirmed only in writing by the team, or by Airbnb for stays booked on Airbnb.
  • Standard room, sleeps 2: $50 USD per night. Extra-large room, sleeps 4: $100 USD per night. Living-room sleeping space, sleeps 2: rate to be confirmed. Rates are per room, per night, in USD, and cover the room only. Any taxes or fees are stated in writing before you pay.
  • Whole-home capacity, room allocation and any minimum stay are confirmed by the team for each request. Set by the owner

Payment

  • Stays booked through Airbnb are paid on Airbnb, under Airbnb’s terms shown on the listing.
  • Car rentals are paid only after the owner approves a quote for a specific car, total and written terms. Online bank checkout is being prepared. Ask the team for the payment arrangements after reviewing your quote. This website never asks for card details in a form.
  • The team confirms quote validity in writing. Different cars, dates or terms need a revised quote.
  • A request, quote or customer message does not establish payment. The team verifies receipt through the payment provider before confirming payment.

Cancellations and changes

  • Airbnb stays follow the cancellation policy shown on the Airbnb listing.
  • For car rentals and stays arranged directly with the team, the cancellation and refund terms are written into your quote before you pay. Set by the owner
  • To change dates, the car or the number of guests, contact the team. A change is confirmed in writing by the team; a changed car rental needs a new quote.

Arrival, check-in and pickup

  • Complimentary airport pickup is included for guests of the home, which is about 10 minutes from the airport. Share your flight and arrival details with the team.
  • Check-in and check-out times are confirmed with your booking. Set by the owner
  • The car pickup and return place, times and handover are set out in your written car quote.

Guests and house rules

  • Listed room capacities: standard room sleeps 2, extra-large room sleeps 4, living-room sleeping space sleeps 2. The number of guests for each stay is confirmed by the team. Set by the owner
  • The home has 24/7 security personnel and modern security systems, plus smoke alarms and carbon dioxide detectors.
  • House rules, including quiet hours, visitors, smoking, pets and gatherings, are shared before you arrive. Set by the owner

Deposits and damage

  • If a security deposit applies, the amount, how it is held and when it is returned are stated in writing before you pay. Set by the owner
  • Please report any damage or breakage to the team as soon as you notice it. How damage is handled is part of your written terms.

Car rental requirements

  • Before approving a quote, the owner confirms who may drive, the documents and driving licence needed, any minimum age and insurance. Set by the owner
  • Fuel, mileage, cleaning and late-return terms are stated in your written quote. Set by the owner
  • Report any accident, damage or breakdown to the team straight away. Car make, model, seats and daily rates are being confirmed.

October events

  • Asking about an event does not reserve admission or issue a ticket. The team confirms space for your group, the start time, the venue address and how to pay.
  • Listed entry is $10 or $15 USD where known; other prices are to be confirmed and are never free by default. Whether entry is per person is confirmed by the team.

Goods requests

  • A goods request is not an order. The team confirms sourcing, whether the route can be supported, the complete cost and delivery terms in writing before anything is ordered.
  • Customs, duties and import rules are discussed for each shipment. Delivery times and shipping prices are not published on this website.

Your information

  • Form answers stay in this browser tab. Review or copy them, then call the team. The website does not send or save the request. Do not enter medical details, card numbers or identity documents.
  • Questions typed into Help me choose are answered in your browser and are not saved or sent. Saved events stay in your browser and hold no contact details.

    The property gallery and visual tour use AI-enhanced versions of stills from owner-provided videos. Original frames are available in the photo viewer for comparison. The 4K files are upscaled exports, not native 4K footage. Some rooms are shown unfurnished; the host confirms their current setup. The pre-owned sofa uses an AI-assisted background cleanup of the owner’s photo; visible wear is retained and the original photo is linked. The rental RAV4 uses a cleaned owner-supplied model reference with its source credit preserved, not a photo of the exact rental vehicle. Other goods listings use retailer reference photos and edited versions of the owner-supplied ketchup and ranch references; they do not show the condition of the current stock.
